Types of Appraisals Available

1. BOV REPORT - a quick snap shot view of the subject property's value. Some refer to it as a "drive-by" appraisal. The BOV is used by sellers, buyers, and lenders to confirm property value on a limited basis.
2. LIMITED REPORT - a more in-depth research of the subject property's value. The limited Report is made with a more detailed analysis as to best use. Limited Reports are used by property owners to determine and verify property value for estate planning, tax planning, selling and subdivision of estates.
3. FULL REPORT - the lender required format for underwriting. Usually ordered by lenders, this appraisal will be prepared cooperatively for the buyer and the lender. Many lenders today allow borrowers to hire and pay their own appraiser.
